Preparing Your Home for Sale Year-Round


 
Preparing your home to be put on the market can
be a daunting task. The preparations are stressful, cumbersome, and typically require a large amount of manual labor. That's especially true if you're like most people and get your home ready for sale a few weeks before putting it on the market.

Your home's "curb appeal"
If you're planning on selling in the spring or summer, be sure to plant lots of bulbs in the prior fall. Even if you don't want to maintain a flower garden, this will be a good move because by the time the flowers need to be cut back next year, you'll have moved out. Many homeowners focus so much on the inside of the home that they forget that the yard will be the first thing that potential buyers will see when they pull up. A green, clean-cut lawn will go a long way towards getting potential purchasers to believe your house is the right one for them.


Service and repairs
Save a few bucks by planning ahead and hiring contractors in the off-season. Painters are not as busy in the winter so negotiating a painting contract during winter or fall will allow you to get your home painted for a better price. The same goes for heating & air conditioning contractors and moving your stuff into storage.


Listing photos
This day and age, buyers have instant access to thousands of homes, and when they're looking at so much data it can lead to overload; sometimes a picture is all they can assimilate. The photo of your home is can be the difference between a buyer being interested enough to actually read the description of your home, and never giving it a second glance. One of the best things you can do to prepare your home to go on the market is to keep a camera handy for capturing that moment when the light is just right and your home won't appear washed out and colorless with a picture taken in the glaring light of noon. It never fails; if you wait until the last minute to have a picture taken for your listing, it will be overcast and gloomy the whole week your agent wants to take a picture. It's far easier to give the agent the picture you've made at the right moment.

Whether or not you're moving this year, the next time after it rains, see if you can take a picture of your home that just happens to be right under a rainbow. Come springtime, make sure to get an early morning picture with the amber sun glowing on your prize-winning tulip bed. Tiny details like that make make a huge impact.
